St James Gate, Dublin Ireland

St James Gate is part of the Guinness Brewery, located in central Dublin. In 2018 Diageo (the owner of Guinness) decided to sell the St James Gate section of the brewery began accepting bids.

U+I appointed RealWorth to assist with its bid to Diageo to create and implement  a new Masterplan for a portion of the Guinness brewery estate in Dublin. 

The Masterplan comprised mixed retail, office and residential uses in an under-invested yet historic part of the city.

The Masterplan comprised mixed retail, office and residential uses in an under-invested yet historic part of the city. RealWorth assessed the potential to optimise social across the scheme and authored a report which contained material to compliment and evidence U+I’s proposals.

The report contained an analysis of the social and economic indicators of the surrounding area and predicted the likely impact of the new scheme on nearby neighbourhoods.  The report also included recommendations on how to further improve the social value of the schemewith a view to promoting sustainable change in the local area and the wider city. An economic analysis of the employment opportunities was also included in the report, expressed as best, and worst-case scenarios.
